Reinstatement Services
Most tenants think reinstatement means stripping everything back to bare walls. It rarely does β what you actually owe the landlord is whatever your tenancy agreement's reinstatement clause says, and that varies a lot from lease to lease. Excellence Renovation reads the clause first before touching anything, because doing more, or less, than what's actually required is how tenants lose part of their deposit over work that was never necessary in the first place.
We handle reinstatement for offices, retail units, F&B outlets, and HDB flats coming to the end of a tenancy or renovation approval.
What Is Office Reinstatement?
It's the contractual obligation to restore a leased space to the condition your tenancy agreement specifies before handing the keys back. Covers structural changes, M&E systems, fire safety equipment, finishes β what exactly needs to go back depends on your lease clause, not a standard checklist every landlord expects.
What's Included in Our Reinstatement Services
Partition, false ceiling, and carpentry removal β walls, built-in cabinets, glass partitions, and ceiling boards, whatever went in during the tenancy.
Hollow block wall hacking and minor structural work β where a fit-out involved actual masonry rather than just drywall, that comes down too, along with any other minor structural alterations made during the lease.
Electrical and data reversal β power points terminated, wiring and trunking removed, data cabling and CCTV wiring taken out, lighting relocated or reinstated to the original layout.
Emergency and exit lighting β emergency lights and exit signage installed during the fit-out removed or relocated back to the base building layout.
Security alarm system dismantling β alarm panels, sensors, and associated wiring taken out where these were added as part of the tenant's fit-out.
Plumbing and gas capping β water lines and gas points capped safely, pantry or kitchen fixtures taken out.
Air-con dismantling β compressor and indoor unit removed, ducting taken down or relocated as required by the reinstatement scope.

Doors, blinds, and internal furnishings β internal doors, curtains, and blinds added during the fit-out dismantled and removed.
Signage, posters, and wallpaper removal β signboards, branding, wall graphics, and wallpaper stripped back to a plain, paintable surface.
Furniture and workstation removal β cubicles, workstations, desks, cabinets, copiers, and other loose office furniture cleared out ahead of the structural and finishing work.
Fire safety system restoration β sprinkler heads, smoke detectors, and alarms returned to the base building grid, including relocating sprinkler piping where needed and running the required testing and commissioning before handover. Fire safety alterations fall under SCDF's Fire Code, and this is what landlords and MCSTs check closest β it's where contractors who only know demolition tend to get caught out.
Flooring and surface restoration β tiles hacked, carpet or vinyl lifted, walls patched and repainted back to the original colour for handover condition.
Debris removal and disposal β cleared within the building's approved hours and routes. For malls and bigger office buildings that usually means night work.

Types of Reinstatement
Full reinstatement β everything added during the tenancy comes out, right back to base building condition. Usually what a bare-shell lease clause requires.
Partial reinstatement β only specific items get removed or restored, based on what the lease actually specifies, while the rest of the fit-out can stay.
Office reinstatement β workstations, partitions, data and power points, ceiling and lighting layouts restored to the base building spec.
Retail reinstatement β shopfront glazing, signage fixings, and interior fit-out removed in line with the mall or landlord's specific requirements.
F&B reinstatement β the most involved category, covering kitchen exhaust ducting, grease traps, gas points, and floor waste on top of the usual fit-out removal.
HDB reinstatement β restoring a flat after renovation works that required approval, or ahead of a lease ending for a rented unit, in line with HDB's guidelines.
Step-by-Step Reinstatement Process
Site assessment and reinstatement review. Excellence Renovation walks the unit with your tenancy agreement in hand, matching what's actually there against what the clause requires. We flag anything that might need a Professional Engineer or fire safety submission at this stage, not later.
Dismantling and removal works. Partitions, carpentry, workstations, glass panels β taken down in a sequence that doesn't put the sprinkler grid or structural columns at risk.
Flooring and ceiling reinstatement. Tiles, carpet, or vinyl laid during the tenancy come out, and any false ceilings or bulkheads added for the fit-out come down too.
Electrical and data point removal. Cabling terminated, fixtures removed or relocated back to original.
Repair, painting, and touch-up works. Once everything's out, we patch where fixtures used to sit and repaint to a presentable finish.
Site clearing and handover preparation. Final debris clearance, one more walk-through against the lease clause, then it's ready for the joint inspection.

Reading the Lease Before We Touch Anything
The reinstatement clause sets the actual standard β sometimes that's bare shell, sometimes it's just the condition the space was in at handover, and those are very different scopes of work. We go through this with you before quoting. Guessing at what the landlord expects is how tenants end up in a dispute at the final inspection.
Retail & F&B Reinstatement Has Its Own Rules
Shop and F&B units carry requirements a plain office doesn't. Mall tenancies usually restrict work to overnight hours, with a set disposal route and a booked service lift β the paperwork matters as much as the demolition itself. F&B's the more involved of the two: kitchen exhaust ducting, grease traps, gas points, floor waste, all of it has to come out and get made good, and each item gets checked at handover. Retail's got its own list too β shopfront glazing, signage fixings, anything altered along the shopfront line.
When You Need More Than a Contractor's Sign-Off
If the original fit-out involved hacking a floor slab, drilling into structural elements, or altering the sprinkler layout, putting it back isn't cosmetic anymore β it's regulated. Landlords and MCSTs often want a Professional Engineer's sign-off for structural changes under BCA's building control requirements, and fire safety alterations need to go through a Qualified Person before SCDF will accept them. Start this early. The approval timeline, not the demolition, is usually what decides whether a handover date gets hit.
What Actually Drives the Cost
Reinstatement gets quoted per square foot as a starting point, but two units the same size can price very differently depending on what got built into them. An open-plan office with minimal partitioning reinstates faster and cheaper than one with multiple meeting rooms, pods, and custom carpentry, even at the same square footage. Excellence Renovation itemizes quotes by trade instead of handing over one lump number β a quote that looks unusually cheap has usually left something out, most often the sprinkler work, the disposal cost, or the MCST deposit. Worth asking any contractor to break those three out separately when comparing quotes.

Documentation That Protects Your Deposit
A landlord's final inspection often comes down to a dispute over what the unit looked like versus what it looks like now. We photograph the unit before starting and again at each major stage, so there's a clear record if a disagreement comes up during handover β not just our word against the landlord's. This paperwork matters just as much as the physical work when it comes to getting your deposit back without an argument.
Why DIY or Unlicensed Reinstatement Backfires
It's tempting to save money by getting a handyman or an unlicensed crew to strip out a fit-out. The problem shows up at final inspection β work that doesn't meet the standard the lease requires, fire safety systems altered without the right sign-off, or damage to base building elements that the tenant now has to pay to fix on top of the reinstatement itself. What looks like a cheaper option upfront often ends up costing more once the landlord rejects the handover and the clock's still running on the lease.
What We Need From You to Get Started
A copy of your tenancy agreement, or at minimum the reinstatement clause, is the single most useful thing you can hand us before the first site visit β it's what the entire scope gets built around. Beyond that, your landlord or property manager's contact details help if we need to confirm a specific requirement directly, and knowing your actual move-out date lets us work backward to a realistic schedule instead of guessing at how much time there is.
Frequently Asked Questions
What does "reinstatement" actually mean? Restoring a unit β office, retail, F&B, or residential β to the condition your lease or tenancy agreement specifies, or in HDB's case, to what renovation approvals require, before handing it back.
Does reinstatement mean stripping everything back to bare walls? Not necessarily. What you owe is set by the reinstatement clause and the condition the unit was in when you got it, which is often not bare shell. Read the clause first, don't assume.
How long does reinstatement usually take? 1 to 3 weeks for standard commercial work, depending on unit size and how much was fitted out. If a PE sign-off or fire safety submission is needed, that approval process can take longer than the actual demolition β start it alongside the site survey, not after.
When should I start planning reinstatement for an office lease? 2 to 3 months before the lease ends, ideally. Landlord scope agreement, MCST permits, any structural or fire safety submissions β tenants who start a month out usually pay more for a compressed schedule and night shifts.
Do I need a permit for HDB reinstatement work? Certain works need written HDB approval, and HDB has to be notified once the work's done. Skipping this is a common way people end up with fines after the fact.
